What Recession?
It’s been three weeks now since I reopened “The Connie Carlson Team” and I have to admit that there is plenty of business out there. My most recent, and exciting adventure, has been with a builder from Atlanta. I am thrilled to announce that we are going to start building homes again. Yes, that’s right. Dust off your hammers, bring out the “How to build a house” instruction manual. It is time, once again to start building.
My clients, Trevor and Ian, spent last week assessing the viability of building in West Cobb County. We looked at homes sold and the current inventory in the Harrison High School district. What we found was that in the last twelve months 78 new construction homes have sold priced between $300k and $499k. There are only 30 new construction homes currently available. What that means is that in a few months we are going to out of new homes.
It is my opinion that the American public still holds the dream of owning a ‘new’ home. That people still want to choose the cabinets, countertops, carpet, paint colors, etc…. After considerable research, we have determined that the West Cobb area is primed for some new homes. We will be building a product superior to anything currently on the market. We will have higher ceilings, higher doors, upgraded exteriors, deep wooded lots, and gourmet kitchen upgrades. All for under $500,000!!!

East Cobb New Construction Near Mount Paran Church
About a year ago I had the good fortune to meet Tim Brown of Carter Bell Properties. Tim has an impressive resume of working land deals and assisting banks with the disposition of their real estate assets. Tim recently joined Keller Williams Realty in the Peachtree Road office.
Tim and I are going to be working together to help a local Marietta based bank. I have been charged with selling the Cobb County assets. I currently have three subdivisions including Hartridge Manor in Powder Springs (across the street from Smitha Middle School), Cheshire Manor (on Sandy Springs Road in East Cobb) and two beautiful homes on Allgood Road.
I am spotlighting 1961 Allgood Road, Marietta, Georgia in this blog. This new construction home has 4 bedrooms, and 4 bathrooms. It is loaded with upgrades including hardwood floors, granite, upgraded mouldings, and a master on the main level. My favorite feature of this property is the amazing backyard. Check out the trees! I can just imagine grilling out in that backyard while my family runs around playing tag.
